I’m just not understanding the business model here. Just around the corner, Cedarday still has a large number of unsold lots. How is this developer going to sell new homes when Cedarday cannot??

Especially when, according to Bob Ward, theses houses will be around 3,000 sq ft on less than 1/5 of an acre at over $400,000. Ridiculous.

$400k is a prime market. The reason cedarday is slow is the price of 700k+. Look at Colvards Choice they are having no problem selling starting at $500k. Monarch Glen will sell out quickly and much money will be made.

Bingo. The resale market for the 400K range in areas north of 95 is very shallow. Those will sell.

“Starting” at $500K…then add walls, a roof, and stairs and the price is well over $700K.

With all of the government subsidy’s I think the developers do not even have to sell one house and they will still make money. Our beloved politicians tell us we have to have more development (growth) to enlarge the tax base.When they get it they tell us they have to increase taxes because there are too many people in Harford Co. Catch 22 ??

Harford County’s permit fees far outdistance those of our neighbors, which is actually flattening new home construction and thus stunting the growth of the tax base.
Yeah, I am sure developers can just sit around and do nothing and get money from the government dole. That is exactly how it works.
